Title Insurance Rates Details

Title insurance rates used by Vanguard Research & Title Services, Inc. are based on the "Title Insurance Rate Manual for New York State" as provided by the Title Insurance Rate Service Association, Inc. (TIRSA).

The Sixth Revision of the manual became effective April 8, 2018 and is available for download here.

Ancillary Fees

Ancillary Fees are in addition to the policy premium and any required endorsements.

  • Bankruptcy Searches - $40.00 (per surname/entity)
  • Certificates of Good Standing - $100.00 (per entity)
  • Franchise Tax Searches - $50.00 (per entity)
  • Judgment & Lien Searches - $40.00 (per surname/entity)
  • Patriot Searches - $40.00 (per surname/entity)
  • Tax Searches - $35.00 (per parcel / per municipality)
  • UCC Searches - $40.00 (per surname/entity [per jurisdiction])
  • Post-Closing Recording & Abstract Redates - $125.00 (per abstract [up to one year old*])
  • eRecording/eFiling - Click here for details.
    • * Contact us for price prior to submitting closing package.

    Copies
  • Recorded Documents - $1.00 (per page)
  • Federal Tax Lien Copies - $5.00 (per document)
  • UCC Copies - $5.00 (per document)
  • Closing Attendance:
    • Included - For all non-EC title closings.
    • $150.00 (and up) - For all EC title closings where Vanguard attendance is requested OR where Vanguard did not provide title insurance.
Ancillary items may be subject to New York State Sales Tax.
